Project Description:

This project demonstrates successful renovation of a vacant, dilapidated warehouse into a mixed use building containing 7 apartments, 4500 square feet of new office space and new ground floor retail at one of the busiest corners in downtown Syracuse, in Armory Square. This renovation of this 22,950 structure, located at the northwest corner of Walton and South Franklin Streets began by addressing structural issues of the property. Tie rods were placed through the building from west to east to keep the 4 story building from listing on the north end and the steel brace in the courtyard was also re-positioned. The construction of interior walls throughout the building also added to the structural stability of this project. Gypcrete was used to level the floor surface and all of the windows were replaced. The apartments are designed to appeal towards young professionals moving back to Syracuse from larger cities who are looking for the urban living experience they have become accustomed to, however, all are welcome. Features include exposed brick and original wood beams and ceiling, bamboo floors, granite countertops stainless steel appliances, and a washer and dryer in each unit. Parking is available in nearby Center Armory Garage. The entrance of the building is accessed by a key-fob and that same fob controls the elevator and allows you to unlock you apartment door without using your key.

Background on Development Team:

Development of 202 Walton was led by developer Richard Sykes of RHS Holdings, LLC. David Schlosser of Schopfer Architects was retained as architect and structural engineer. Northeast Construction served as General Contractor to the project. Richard Sykes Received a Finance degree from Syracuse University, and before moving back to Syracuse, lived and worked in Real Estate development in New York City. He has 8 years of experience in this field. RHS Holdings, LLC is located at 108 West Jefferson St. Suite 300, Syracuse, NY 13202.
